How this calculation works
Illustrative advance = minimum of requested loan, accepted value × entered LTV, and purchase price. Cash due = price − advance + cash-paid costs − credited deposit. Liquidity = cash due + separate reserve. A deposit is credited only once.
Read the result in context
The advance is a planning cap, not approved proceeds. Enter actual quoted costs; this tool does not calculate tax or import duty. A reserve is your planning choice unless a lender specifically requires it.
Method version: November 3, 2026. Full precision is retained until display. USD amounts use two decimals; home-currency display also uses two decimals for comparison. Actual contracts may use other dates, rounding and interest conventions.
